POSITION PURPOSE The Primary function of the Facilities HVAC Technician is to assist the Lead Building Services Supervisor and Sr. Manager, Building Services in the daily operation of PDI/Nice Pak s 5 properties located in Rockland County, NY and Bergen County, NJ. For this position, we are seeking an experienced licensed HVAC Technician with a background in heating and air conditioning in commercial and office environments. ESSENTIAL FUNCTIONS AND BASIC DUTIES Maintain and execute periodic maintenance plan for HVAC equipment including compressors, heaters, pumps, VAV s and equipment control systems. Troubleshoot and repair HVAC mechanical equipment, control circuits, motor control circuits and frequency drives Monitor and adjust operation of equipment for optimal operation. Estimate job costs. Specify and purchase parts and materials as needed. Must be able to read and understand mechanical drawings, electrical drawings, OEM manuals and specifications. In addition to HVAC duties, the candidate will be asked to perform various maintenance and repair work that will involve skills within several of the following areas: Mechanical, electrical, plumbing and painting as needed. Perform normal building maintenance both indoor and outdoor (cleaning, landscaping, shoveling snow, raking) to keep the building in presentable conditions Maintain inventory of all supplies and necessary tools and equipment Complete work orders as assigned Support any new construction or repairs by outside contractors Perform and document inspections on building safety equipment systems Maintain preventive maintenance schedule regularly documenting all maintenance work to be performed. Ensure that all areas of responsibility are kept in a neat, clean and orderly manner to ensure workplace safety and reduce lost time accidents Perform other duties as required Familiarity with GMP requirements a plus PERFORMANCE MEASUREMENTS1. Appearance of facility/space utilization Requirements QUALIFICATIONSEDUCATION/CERTIFICATION:High School Diploma or GED equivalentLicensed HVAC Tech in NY. Licensed in NY and NJ desirable.EPA Certification REQUIRED KNOWLEDGE: General machine knowledge. Electrical, Plumbing, Carpentry, HVAC and preventive maintenance knowledge required. Haz-mat, OSHA knowledge a plus. EXPERIENCE REQUIRED:5-7 years of proven experience in HVAC field and ability to demonstrate proficiency.
